Asphalt is a mixture of aggregate (crushed stone and sand) bound together by bitumen, a petroleum-derived binder that gives the surface its flexibility. That flexibility is the key to understanding why asphalt fails.
Fresh asphalt flexes slightly under vehicle load. As it ages, UV exposure and heat drive the lighter aromatic oils out of the bitumen binder, leaving a progressively stiffer, more brittle surface. In Australian conditions, where car park surfaces can reach 65-70°C on a summer afternoon, this oxidation happens faster than in cooler climates.
North-facing and west-facing sections of a car park typically show age-related cracking two to three years ahead of shaded areas. Once the surface stiffens, routine vehicle loads create hairline cracks, water enters, and the damage compounds rapidly.
Oil and fuel spills accelerate this differently. The hydrocarbons dissolve the bitumen binder directly, softening the surface independent of water damage. Delivery bay areas and entry points near refuelling vehicles degrade faster for exactly this reason.

Intervention at step 1 or 2 costs almost nothing. Intervention at step 4 or 5 costs substantially more and disrupts the car park for longer.
Most car park damage is caught too late because inspections happen reactively. Someone notices a pothole and reports it. A proactive schedule changes the economics entirely.
Walk the surface every 6 to 8 weeks. It takes 20 minutes on a typical commercial car park. Do it after a significant rain event when possible, water reveals drainage problems that a dry inspection misses.

Timing matters. The best sealing window in Australia is March to May (late summer to early autumn). Asphalt is warm and dry, sealant bonds properly, and treatment is completed before the wet season. Avoid sealing below 10°C or when rain is forecast within 24 hours, adhesion drops 30-40%.
Fixing surface cracks while leaving drainage problems unresolved is a waste of money. Water that can't drain will find the next available crack, and repaired surfaces over a wet sub-base will fail again within 12-18 months.
After any significant rain event, walk the car park while it's still wet. Every puddle is a map of your drainage problems.

A fuel or oil spill left on asphalt for a week in summer doesn't just stain the surface. It penetrates 20-30 mm into the pavement, dissolving the bitumen binder and creating a permanently softened zone. That zone will rut under load and crack under thermal stress long after the visible spill is gone.
Clean spills immediately with an oil-absorbent compound (kitty litter or commercial absorbent).
Neutralise with a degreaser and rinse thoroughly.
Do not use a high-pressure washer on damaged or cracked asphalt. It forces water into the pavement rather than cleaning it.
For loading bays or areas with regular fuel exposure, a surface-applied asphalt emulsion sealer applied every two to three years provides a chemical barrier that significantly slows bitumen dissolution.
The connection between line marking and pavement life is underappreciated. When bays, arrows, and pedestrian paths are clearly visible, vehicles follow predictable paths. When markings fade, drivers improvise, cutting corners, stopping in unintended spots, loading in areas not designed for heavy vehicles. This concentrates wear on unplanned areas.
On a well-maintained, stable asphalt surface, quality line marking lasts three to five years.
Refresh markings when bays, directional arrows, pedestrian crossings, loading zones, or disabled parking areas become difficult to read at normal driving speed.
In most commercial car parks, a full remark is needed every two to three years.
Apply new line marking only to a clean, repaired surface. Marking over cracks, oil stains, or loose aggregate produces uneven results that fade within months.
Getting this diagnosis right matters because patching over a failing sub-base produces repairs that last 12-18 months instead of 8-10 years. The repair looks the same, but the cause isn't addressed.
