Let's break this down in plain terms. When an asphalt surface is laid properly, there are layers involved. From the bottom up, you have the natural ground (called the subgrade), then a sub-base layer of compacted crushed rock, and finally the asphalt on top.

The asphalt itself is typically only 25 to 50mm thick on a residential driveway. That is a pretty thin layer when you think about it. Its job is to provide a smooth, waterproof wearing surface. But it is not doing the structural heavy lifting. That is the sub-base's job.

The sub-base distributes the weight of vehicles across a wider area so the natural ground below does not get overloaded. It also acts as a buffer between the asphalt and whatever soil type you are dealing with. When the sub-base is done properly, it can absorb and spread some of the movement from reactive soils without transmitting it directly to the surface.

When it is not done properly? That is when your driveway starts looking like a problem within 18 months.

How Clay, Sand, and Coastal Soils Behave Differently Across Melbourne's South-East

One of the biggest mistakes people make is assuming that soil is just soil. Across Melbourne's south-east and down through the Mornington Peninsula, you can drive 15 minutes and be dealing with a completely different ground condition.

The heavy clay zones

Areas like Langwarrin, Pearcedale, Cranbourne, and parts of South Frankston are sitting on dense clay layers. This clay is rich in nutrients (which is great for gardens) but terrible for anything built on top of it. It holds water, swells, becomes sticky, and then dries out and cracks. Under the Australian Standard AS 2870, many of these areas are classified as H1 (highly reactive) or even H2 (extremely reactive). That classification exists for building foundations, but the same soil behaviour affects every asphalt surface in these suburbs too.

The sandy zones

Sand shifts under load, especially when it dries out and loses the small amount of cohesion that moisture provides. What Proper Sub-Base Preparation Actually Involves

Here is where most of the shortcuts happen in the industry. Proper sub-base preparation takes time, and time costs money. So corners get cut, and the homeowner does not find out until two or three years later when the damage shows up.

A proper sub-base job on reactive clay soils in Melbourne should include the following steps:

Strip away topsoil and organic material

The topsoil and any organic material needs to be stripped away completely. Vegetation, root systems, and topsoil layers do not compact properly and will decompose over time, creating voids underneath.

Assess and stabilise the natural clay subgrade

The natural clay subgrade needs to be assessed. On highly reactive sites, the clay may need to be stabilised with lime or cement. Lime treatment is particularly effective on heavy clays because it reduces the soil's ability to absorb water and swell. It changes the chemical makeup of the clay, making it more stable. Lay and compact crushed rock sub-base in layers

The crushed rock sub-base itself needs to be laid in layers and compacted properly. Each layer should be compacted before the next one goes on. The depth of the sub-base depends on the soil conditions and the expected traffic load. A residential driveway on stable ground might get away with 75 to 100mm of compacted base. A driveway or car park on reactive clay might need 150mm or more.

If you are having a school ground or commercial car park done, the stakes are even higher because the traffic volumes and vehicle weights are greater. Sub-base failure under a school basketball court or a shopping centre car park does not just look bad. It becomes a safety issue.

How to Tell If Your Cracks Are Coming From Below, Not Above

This is the question that almost nobody asks, and it is the one that matters most. Not all cracks are created equal.

Surface wear cracks are typically fine, shallow, and spread fairly evenly across the surface. They happen because the asphalt binder oxidises over time and the surface becomes brittle. This is normal ageing, and it is usually manageable with crack sealing and maintenance.

Sub-base failure cracks look different. Here is what to watch for:

Alligator cracking

If you see a patch of interconnected cracks that look like the skin of a crocodile (Australians tend to call it crocodile cracking), that is almost always a structural problem. The base underneath has lost its load-bearing capacity, and the asphalt is flexing and breaking under traffic weight. This usually starts in wheel paths or areas where vehicles turn.

Depressions and sinking

If sections of your driveway or car park are sinking or developing bowl-shaped low spots where water pools after rain, that is not a surface issue. That is the sub-base or subgrade settling unevenly. On clay soils, this often happens where one section stays wetter than another, causing differential movement.

Linear cracks that follow no pattern

Surface cracks from oxidation tend to follow the direction of traffic or form regular block patterns. Cracks caused by sub-base movement tend to appear randomly, sometimes running diagonally across the surface or appearing in areas with little traffic. They follow the soil movement, not the traffic pattern.

Edge cracking and crumbling

When the edges of your asphalt surface start breaking away, it often means the base was not extended far enough past the asphalt edge, or water is getting underneath from the sides and softening the support.

If you are seeing any of these patterns, patching the surface or applying a sealcoat is not going to fix the problem. The damage is coming from underneath, and it will keep coming back until the base is addressed. In serious cases, sections may need to be cut out and rebuilt from the sub-base up.
